What is a buyer’s agent? A buyer’s agent is a licensed real estate advisor committed to representing your interest in purchasing real estate. By default, all Realtors represent the seller unless you have established a client relationship by signing a buyer’s representation agreement.
Why use a buyer’s agent? Having an experienced buyer’s agent on your side can potentially save you thousands. More importantly, you will get the right information and advice to make better informed decisions. Purchasing real estate can be very costly, complex, time consuming, risky and emotional. There are many “what if” scenarios that can occur during the buying process. Every transaction is unique, but having an agent on your side will help you purchase with confidence and security. Can I choose not to work with a buyer’s agent? You can always work on your own or with a seller’s agent, but keep in mind, once you have seen a house with one agent, it’s too late to get another agent to represent you. That means you’re stuck buying the home from the agent that represents the seller, in lieu of an experienced advocate for you. You probably didn’t get to choose this agent, which can be very uncomfortable and risky depending on their personality, experience and trust level. In these situations, the seller’s agent usually gets paid additional commission, which would have been used to pay the buyer’s agent to represent your interests.
What does it cost to work with a buyer’s agent? A buyer’s agent typically doesn’t cost out of pocket expenses, only in rare situations.
